Frequently Asked Questions
How is this different from a traditional agent?
We use a flat fee model, so your cost reflects the service — not how expensive your home is.
The difference is how you pay, not what you receive.
How does your flat fee model work?
- Showings: $35 per property
- Offers: $100 per property, incl. unlimited revisions & counters
- Closing fee: $4,999
When do I pay?
Your total cost is made up of accumulated service fees plus a $4,999 closing fee.
How does the cashback work?
Cashback depends on purchase price, cooperating commission, services used and contract terms; not guaranteed. Cashback is paid through the brokerage and set out in your buyer representation agreement.
Can I still get help with offers and negotiations?
Why offer a flat fee instead of commission?
Flat fee model creates better alignment — and helps you keep more of your equity.
What does the seller flat fee include?
This is different from MLS-only services that charge a few hundred dollars to post your listing with no agent representation. You get a licensed agent handling everything — for a fixed fee instead of a percentage commission (often quoted around 2.5%; commissions are negotiable).
Buyer brokerage commission, if offered, is separate from the $4,999 flat fee and is set out in your listing agreement.
How and when do I pay as a seller?
Jay Kuang
Sales Representative
I don’t believe real estate commissions should scale with your home price. So I built a flat fee model that replaces percentage-based pricing — while keeping full-service support where it matters most. Better alignment. Less waste. More equity back to you.
