Privacy Policy

This policy explains what personal information this website (gtaflatfeerealtor.ca) collects, why, and how you can access it or withdraw your consent. It is written with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) in mind.

Who we are

This website is operated by Jay Kuang, Sales Representative, Bay Street Group Inc., Brokerage. Jay Kuang is responsible for personal information collected through this website.

Contact form

If you use the contact form, we collect your name, email address, phone number (optional) and message.

The form is submitted to Formspree, a third-party form service, which delivers it to Jay by email. After a successful submission, the same details are also saved as a lead record in this website's database, together with the submission time and a status used to track follow-up.

We use this information only to respond to your enquiry and to provide the real estate services you ask about.

To block spam, the form uses Google reCAPTCHA, which loads when you start using the form. Google processes information about your browser and device for this purpose under its own privacy policy.

Analytics

In production, this website uses Google Analytics 4 (measurement ID G-YBVJHFE7P0). It loads after you first interact with the page or after about five seconds.

It records page views and events such as button and link clicks, phone, email and WeChat clicks, language changes, calculator use, FAQ opens, which sections you view, booking-button clicks and whether a contact form submission succeeded or failed. We do not send the contents of the contact form to Google Analytics.

Google Analytics uses its own cookies and processes the data under Google's privacy policy.

The website also uses Vercel Web Analytics and Vercel Speed Insights, which measure page views and page performance.

Booking a consultation

The "Book a Free Consultation" button opens a Google Calendar appointment page operated by Google. Information you enter there is collected by Google and shared with Jay so the appointment can be scheduled. Google's privacy policy applies to that page.

Links to phone, email and WeChat open those services; information you send through them is handled by the respective provider.

Server logs and hosting

This website is hosted on Vercel. For each request to the website's server functions (/api), the server logs the time, your IP address, the request method and URL, the response status, the response time and your browser's user agent.

IP addresses are also used to rate-limit requests to protect the site from abuse. The /api/health status endpoint returns your IP address in its response.

Cookies and local storage

The website does not set its own cookies for visitors. Your language choice is kept in the page address (/zh), not in a cookie.

Local storage is used only on the site's private administration page, to keep the administrator signed in. Third-party services described above (Google Analytics, Google reCAPTCHA) may set their own cookies.

Where information is stored

Information may be stored or processed by our service providers (Vercel, Formspree and Google) outside Canada, including in the United States, and may be subject to the laws of those countries.

How long we keep it

The website does not automatically delete contact form records. We keep them for as long as needed to respond to you and provide our services, or until you ask us to delete them. Log, analytics and form-delivery data are kept according to the settings of Vercel, Google and Formspree.

Your choices and consent

By submitting the contact form, you consent to the collection and use of your information as described here. You may withdraw your consent at any time by contacting us; we will then delete your contact form record, subject to any legal or regulatory obligation to keep it.

You can limit analytics by blocking cookies in your browser, using a content blocker, or installing Google's Analytics opt-out browser add-on.

Access, correction and complaints

You may ask to see the personal information we hold about you, ask us to correct it, or ask questions about this policy. If you are not satisfied with our response, you may contact the Office of the Privacy Commissioner of Canada.
